The Right Words Pay Off

A study out of Ontario, Canada has determined that the words used in a real estate listing description can raise the price as well as lower the time it takes to sell a property, But, the researchers emphasize, only if the descriptions are accurate.


If you tell prospective buyers that a home is "beautiful," it can sell an average of 25% faster, according to the Canadian study. Use the word "landscaped," and the selling time decreases 20%. Both words can also raise the selling price. It may be because, to a buyer, those words conjur up visions of a property that has received excellent upkeep, and likely has "curb appeal."


On the other side of the coin, language which conveys desperation can scare a buyer away. For example, in some markets, listing a property with the words "must sell" might be a death knell, unless there is an honest explanation, such as selling because of health issues, or even divorce.


All things considered, price is of first importance, followed by honest listing descriptions. There is a buyer for almost every property, though you may have to wait for that certain purchaser that really "clicks" with your special property.
